Purchase an Abandoned Race Track for Less Than $500,000!

Living in New Jersey, I’m always intrigued when I spot a property that isn’t just a dilapidated shed on a tiny lot for under $500,000. A listing in Boswell, Indiana, which may appear abandoned, stands out as a remarkable deal compared to what I’m used to seeing around my area. This listing features a complete oval racetrack, complete with grandstands, parking lots, and all the equipment necessary to operate it.

However, there’s a notable catch, as evidenced by the photos. The racetrack has been neglected since 2020 and is in poor condition, requiring a lot of renovation. Initially a dirt oval, it’s now engulfed by weeds, resembling more of a large grassy field than a racetrack. A substantial amount of landscaping will be necessary to clear the overgrowth and restore it to a usable venue. The new owners might even consider paving the surface. Regardless, the property is far from move-in ready as it stands.

The grandstands, while still standing, are in need of repairs as well. Weeds have taken over much of the facilities surrounding the track, indicating that landscaping work is essential. The condition of the plumbing in the concrete restroom is unknown, and the fencing around the property also requires attention.

Fortunately, this nearly 26-acre property includes several tractors which could assist with the necessary renovations. While the specifics of the equipment aren’t detailed, there appears to be a large John Deere tractor, some heavy machinery, and possibly a small firetruck for safety purposes. If running a racetrack doesn’t pan out, the value of these tractors might exceed the current asking price of the property.

Listed at $499,900, this racetrack is packed with potential as a future business venture. Established in 1967 as Henry’s Speedway, it primarily hosted stock car and sprint races. It underwent name changes, becoming Benton County Speedway, closed in 2001, reopened in 2002, then ceased operations again in 2009. In 2013, Michael and Kim Daugherty purchased the property with hopes of reviving its previous glory, but now it presents a new opportunity for someone else to resurrect it once more. Alternatively, it could serve as land for a private residence alongside a personal racetrack, given the ample space available.
